This Summer I took part in an exciting styling role at a spectacular property, I’ve styled homes for sale before, and I really enjoy doing them, so this time on the blog, I thought I’d show you some of the beautiful Images from this project, as well as go through the benefits of staging and styling your home for sale.
Hotham Hall (Image Credit Savills)
This amazing property is part of Hotham Hall, which has a rich history. Tucked away in a quiet residential street of Putney, it was first built as a community hall and then became the location for a variety of concerts and performances by the Rolling Stones and The Who, and was also the location for political meetings addressed by former Prime Ministers, Sir Winston Churchill and Sir Anthony Eden.
The galleried entrance sets the tone.
By the mid 1980s, it had fallen into disrepair, and by the 1990s it had been purchased for redevelopment.
The impressive frontage and stuccoed entrance was retained, and it was completely redesigned into nine contemporary apartments – said to be ‘some of the best contemporary design you are likely to come across.’
The double height living room with gallery expertly furnished by Atelier ADA. The House Doctor Opal Table Lamp on the bench and the two patterned Missoni Home Winterthur Cushions on the sofa are available at Amara.
The Hotham Hall project was completely staged and furnished by Atelier ADA, and I was approached to assist in the final styling and accessorising. Anna Daccache runs the home-staging business, where she gets the chance to furnish and stage some of the most incredible homes in the most prestigious postcodes in London!
When sourcing accessories and homeware for Hotham Hall, we immediately thought of Amara, for their new and exciting collections from the world’s leading luxury home brands, and they kindly agreed to be involved, and to lend us some gorgeous items for those all-important agent’s photos.
The Zen garden was given a complete refresh
When I mention home staging, people usually think of it as quite an American thing, but it is becoming more and more popular in the UK property market. There are huge benefits to staging your home for sale, especially in these challenging times we now find ourselves in. Staging a property can get you a higher sale or rental return, and sell your property faster. Staged properties fetch 8-10% more than un-staged or empty properties, and spend half the time on the market.
In my many home moves over years, I’ve bought, renovated and resold four properties, breaking the street ceiling price for each one, I believe this was down to the thought that went into the renovations, but also the way I presented the properties for sale. People want too imagine themselves living in the property, and having a particular lifestyle, and if you can clearly present that to them, then your property will be at the top of their list. People want to buy homes, not houses.
Less is more; Atelier ADA chose this gorgeous daybed for the main bedroom suite. The hide layered over the leather tiled floor, and the Menu Carrie LED Lamp in Brushed Brass add luxury.
No one knows this more than Atelier ADA, they are experts in preparing properties for rental or sale, always with their ideal client in mind. Anna combines years of experience with an understanding of architecture and interiors, and her team empty properties into environments that buyers can see themselves living in.
Another gorgeous piece chosen by Atelier ADA for the cinema room, paired with the Missoni Home Winterthur Cushion from Amara.
Don’t forget the bathrooms! Add a hotel feel with soft towels and smart accessories in natural materials like we’ve done here with the Aquanova Hammam Soap Dispenser, Toothbrush Holder and tray, in grey marble, all available at AMARA
We are proud to announce that Atelier ADA has won a HSA Home Staging award, for Hotham Hall: Best of Home Staging 2020
There are many reasons people sell their homes, sometimes it’s for a lifestyle change, sometimes it’s for a growing family, but unfortunately, it’s not always a happy reason, in these instances, a quick and successful sale enables people to have closure and move forward with their lives. I always find helping in these situations more rewarding.
Carry out any minor repairs, people want homes that are easy to maintain so fix those leaking taps and change those broken light bulbs
Create kerb appeal and a welcoming hallway, tidy the front garden or approach to your home and make sure your hallway is warm an welcoming, artwork, a mirror, a rug, scents and plants will all help!
De-clutter and clean, remove any clutter and furniture that may be interrupting the flow of the layout. Put some items into storage if you have to, you want buyers want to see the bones of the house and not to be distracted by clutter.
Maximise natural light, light is a top priority for so many buyers, so make sure you open curtains and blinds for viewings.
Adjust the layout of furniture to present the space in the best possible way.
Style with a few well-chosen accessories, once de-cluttered, some new cushions, bathroom items and a couple of lamps or vases will help buyers imagine themselves living in and enjoying the space.
What Anna says about South Place Studio:
“I know Tash and have been following South Place Studio for a while now. So I invited Tash to add her touch to this project, vey dear to my heart. I am a big believer in teamwork and felt that I needed to be assisted by the best stylist I knew. I also wanted to add a final touch of luxury. I often refer to that as the “layer of intensity” so important to the success of any project. And no one better than Tash was placed to source for me these few extra items that will make a difference and complete the “WOW” effect. I absolutely loved every single piece she selected from Amara and as you can see we didn’t need an awful lot of them to create the luxurious look we wanted! “ Anna, Atelier ADA
